Sophisticated Guest Bathroom Renovation in SoHo, NYC | 17 Thompson Street

Located in a historic SoHo loft building, this guest bathroom had begun showing the limitations of its original layout and aging infrastructure. Water leakage concerns prompted a comprehensive investigation, while the existing shower enclosure, pedestal sink, finishes, and plumbing systems no longer reflected the functionality or aesthetic expected in a modern Manhattan residence.

The renovation was planned not only to refresh the appearance of the space but also to replace aging plumbing branch lines, improve waterproofing, modernize the electrical system, and create a cleaner, more practical bathroom without changing the overall footprint.

Final Project Reveal

The completed bathroom delivers a bright, contemporary design with timeless finishes and carefully considered details. Large-format porcelain tile, marble-inspired wall surfaces, a floating wall-mounted vanity, frameless glass shower enclosure, recessed storage, and refined fixtures create an elegant guest bathroom that feels significantly larger while maintaining the apartment’s original layout.

Behind the finished surfaces, the bathroom received completely updated plumbing infrastructure, enhanced waterproofing, new electrical components, and construction details designed for long-term durability in a New York City apartment.

Complete Shower Transformation with Advanced Waterproofing

The shower was completely rebuilt to improve both performance and aesthetics while preserving the bathroom’s existing footprint. The renovation included removing the original shower enclosure, waterproofing system, plumbing, and finishes before installing a brand-new shower assembly built to modern standards. A new lead pan, cement backer board, and full waterproof membrane provide long-term protection against moisture, while upgraded plumbing lines, a pressure-balancing shower valve, and new shower fixtures ensure reliable daily use. The design was also refined by removing the existing shower bench and partition wall, replacing them with a frameless glass enclosure and recessed shampoo niche to create a brighter, more open, and visually spacious shower experience

Modern Vanity Upgrade and Infrastructure Improvements

To improve both storage and functionality, the original pedestal sink was replaced with a floating wall-mounted vanity that accommodates the existing radiator while maximizing usable floor space. The renovation also introduced a new recessed medicine cabinet, updated lighting, modern switches, GFCI outlets, and an additional electrical outlet near the toilet to support a future bidet installation. New porcelain floor and wall tile, soundproofing underlayment, waterproof flooring, a new toilet, fresh paint, and updated bathroom accessories completed the transformation. Together, these upgrades created a clean, contemporary guest bathroom with improved functionality, enhanced durability, and timeless finishes suited to a New York City home.
